    Why should you get a home inspection?
    You should get a home inspection for numerous reasons, but just as important is who you pick to complete the home inspection for you.
    Some reasons to get a home inspection are:

    1. To find out the current condition of the electrical system.
    2. To find out the current condition of the plumbing.
    3. To be aware of any structural issues.
    4. To find out the condition of the roof.
    5. To have another qualified set of eyes go over what is probably the biggest purchase of your life.
    Here are some items to consider when deciding on who to pick to complete the home inspection, in most cases, you get what you pay for.
    Consider the Home Inspectors:

    1. Licensing - some states require licensing while others do not
    2. Insurance - Does the Home Inspector carry Errors & Omissions and/or liability insurance?
    3. Training - Has the Home Inspector had any formal training from a recognized training facility?
    4. Experience - Remember that years of experience may not be as important as the number of home inspections completed. A minimum of 125 per year should be one of your qualifications.
    5. Continuing Education - Look for inspectors who go beyond the minimum required.
    6. Association Membership - Inspectors who have made the commitment of time, training, testing and money to belong to associations are probably more committed to doing a high quality job.
    Here are some useful questions to ask in regards to the inspection, report, and other qualifications:
  • The Inspection - How ling does it take? In general, short inspection times mean poor quality. On avg, a 1500-2500 sq ft house should take between 2-4 hours.
  • The Report - Ask when you will receive the report. What type of report does the inspector use, how long is it and are there pictures included? Be concerned is your report is less than 7 pages and takes weeks to get.
  • Other Qualifications - Does the inspector have any other certificates or licenses? For example, radon testing, mold and other ancillary services.
    In summary, asking the right questions upfront and doing a little bit of research will save you time and more importantly money.

    I really enjoyed reading your blog.
